Flexibility, utilisation value and energy saving are the three main requirements for utility buildings (administration, office and public buildings, schools, hospitals, etc.). Apart from recouping investment costs, so-called life-cycle costs are also becoming increasingly important. These are made up of the investment costs (construction costs and planning) and all operating costs arising during the life of a building.
During the planning and construction phase of a new building, keeping to
the planned building costs often becomes an issue. Nobody seems, however, to be looking at the future operating costs although, according to a study produced by A.T. Kearney, these can be up to 20% of the construction cost each year. This percentage generally rises as a result of

The right room temperature contributes decisively towards our feeling of well-being in all situations. Needs differ greatly in this respect, depending on where one lives and how one personally reacts to temperatures. While room temperatures of 16°C to 18°C suffice for the kitchen and bedroom, we like to have a cosy temperature of 21°C in the living room and, perhaps, even 22°C in the bathroom.

A person feels uncomfortable when the body's temperature-regulating system (the skin) is subject to stress, e.g., as a result of too low or too high air and wall temperatures, strong air movements, too low or too high humidity and to light or too heavy clothing. In these cases, concentrations of heat, or heat losses occur in the body. A person feels comfortable when the air temperature, air movement, humidity and wall temperatures are in a balanced ratio to their activity and clothing. Comfortableness and wellbeing are also favourably influenced by the cleanliness of the air and a low noise level in the room.
With an increasing demand for comfort and a reduction in energy consumption, environmental consciousness becomes more and more a part of our lives. In private households in Germany, approx. 70% of the energy consumed is for heating and hot water. Calculated on the basis of the energy consumption in the country as a whole, 30% of the total energy is consumed for heating and hot water alone. The objective when planning any heating/air-conditioning system is to achieve the desired level of comfort and cosiness while saving as much energy as possible. This is of benefit to the environment, our purse and our well-being.

Manage heating with telephone dialling device
Selecting with telephone commands, via telephone dialling device, the timer thermostat operating mode (manual programme or pre-set automatic
programmes).
In homes with combined Burglar-alarm and Automation systems, the heating can be controlled remotely by sending telephone commands to the telephone dialling device. This device, suitably programmed, activates an actuator of the Automation system whose contacts are connected to the timer thermostat "remote" control terminals. When the contacts are closed, the timer thermostat is ready for operation with "manual programme and anti-frost mode", if instead the contacts are open the temperature is checked with one of the seven automatic programs available. When you are at home, the timer thermostat-operating mode is checked by means of a control device of the Automation system, configured to manage the actuator mentioned above.
